متى تجدّد ومتى تكتفي بالتعديل؟When to renovate and when a refresh is enough

ليس كل بيت قديم يحتاج تجديداً كاملاً. أحياناً يكفي تغيير الأرضية والدهان ليتغير البيت كله، وأحياناً المشكلة في التوزيع نفسه: مطبخ مغلق يحتاج فتحاً، أو غرفة بلا تخزين. نبدأ بمعاينة البيت ونفصل بين ثلاثة أنواع من العمل: ما يكفيه تحديث سطحي، وما يحتاج تبديلاً، وما الأفضل تركه كما هو. هذا الفصل هو ما يحدد التكلفة.Not every older home needs a full renovation. Sometimes new flooring and paint change the whole house; sometimes the problem is the layout itself — a closed kitchen that needs opening, or a room with no storage. We start by surveying the home and separate three kinds of work: what needs only a surface refresh, what needs replacing, and what is best left alone. That separation is what sets the cost.

ما الذي يشمله التجديد الداخلي؟What interior renovation covers

• الأرضيات: تركيب باركيه أو SPC أو فينيل، وكثير منها يُركَّب فوق الأرضية القديمة دون تكسير.Floors: laying parquet, SPC or vinyl, much of which goes over the existing floor without breaking it up.
• الجدران: دهانات وتلبيس وبديل رخام وورق جدران.Walls: paint and cladding, plus stone-look panels and wallpaper.
• الأسقف والإضاءة: أسقف جبس بورد تخفي التمديدات القديمة وتضيف إضاءة مخفية.Ceilings and lighting: gypsum board ceilings that hide old services and add concealed lighting.
• المطبخ: تفصيل مطبخ جديد، أو تجديد الواجهات والسطح إذا كان الجسم سليماً.The kitchen: a new custom kitchen, or new fronts and worktop if the carcasses are sound.
• الخزائن والأبواب: خزائن مدمجة تستغل الجدران، وأبواب داخلية جديدة.Storage and doors: built-in wardrobes that use the walls, and new internal doors.
• التأثيث: ستائر وكنب يكمّلان الشكل الجديد.Furnishing: curtains and sofas that complete the new look.

ترتيب الأعمال الصحيحThe right order of work

أكثر ما يرفع تكلفة التجديد هو تنفيذ الأعمال بترتيب خاطئ ثم إعادتها. الترتيب الذي نتبعه:What raises renovation cost most is doing work in the wrong order and then redoing it. The order we follow:

1. المعاينة والتصميم واعتماد الخامات والألوان.Survey, design, and sign-off on materials and colours.
2. إزالة ما سيُستبدل، وحماية ما سيبقى.Removing what will be replaced and protecting what stays.
3. الأسقف والتمديدات والإضاءة.Ceilings, services and lighting.
4. الجدران: معالجة ثم دهان أو تلبيس.Walls: preparation, then paint or cladding.
5. الأرضيات.Floors.
6. تركيب التفصيل: المطبخ والخزائن والأبواب.Installing the joinery: kitchen, wardrobes and doors.
7. الستائر والأثاث واللمسات الأخيرة.Curtains, furniture and finishing touches.

التجديد وأنت ساكنRenovating while you live there

كثير من عملائنا لا يستطيعون إخلاء البيت. في هذه الحالة ننفّذ على مراحل: غرفة أو جناح في كل مرة، مع عزل منطقة العمل عن بقية البيت. المدة تطول قليلاً لكن الحياة تستمر. وإذا كان البيت فارغاً أو استلمته للتو، فـالمشروع المتكامل ينهيه دفعة واحدة.Many of our clients cannot move out. In that case we work in phases — one room or wing at a time — with the work area sealed off from the rest of the home. It takes a little longer, but life carries on. If the home is empty or newly acquired, a turnkey project finishes it in one go.
